WHY ONE HOME WARRANTY?
A home is comprised of over 3,000 components, and is constructed by multiple trades with products provided by a multitude of companies, making the entire process extremely complicated and risky.
In the Province of British Columbia, the risk of new home construction is further magnified by legislation that requires you, the Owner Builder to provide a 10 year personal warranty on your home should you sell it within that 10 year period. Whether your home is sold once, or multiple times after you originally build and sell it, you as the Owner Builder are still held personally liable for the 10 year term of the “warranty” to a limit of $200,000.00.
Even if you never sell your home, should you ever have a structural failure, or an envelope failure that permits water to get into the home, you will be responsible for the cost of repair.
Why would any Owner Builder want to accept these risks? You shouldn’t, nor do you have to!
